  • Yes. All our designs meet National Construction Code (NCC) standards and relevant local planning requirements.

Design and Customisation

  • Our models are modular by nature, you can adapt size, layout, window placement, and internal options. Some design elements are fixed to preserve architectural integrity.

  • We focus on modular systems to maintain design consistency and construction efficiency. However, we do offer select upgrades and layout variations to suit your needs.

  • Yes. Our cabins are designed to connect seamlessly, whether you’re planning a family retreat, Airbnb, or future expansion.

Planning and Approval

  • Yes, in WA, a building permit is required for any new dwelling, including granny flats and modular cabins. Requirements and policies can vary by shire, so our team works with trusted WA building consultants and can help prepare and lodge your application.

  • We can guide you through the process and refer trusted partners, but we’re not a town planning firm. We make the approvals process simpler, not slower.

  • Yes. Let us know your property address and we'll factor in BAL ratings and environmental constraints from day one.

Delivery & Installation

  • Our cabins are pre-built and delivered by truck. Depending on your site, we either crane them in or use a tilt tray.

  • We require reasonable truck access and space for unloading. We’ll do a full site assessment to make sure everything runs smoothly.

  • Transport costs depend on the distance to site and the size/number of modules. An estimated delivery cost is provided early in your preliminary quote.

Site Preparation

  • If your site is in a bushfire-prone area, yes. We can help you arrange a BAL assessment, and all our designs are rated up to BAL 12.5 for peace of mind.

  • A soil test is used to determine the classification of your land and to inform the design of the footings/foundation system. This ensures your cabin is structurally sound and compliant with local regulations.

Pricing and Payment

  • We offer base pricing for each cabin, with the flexibility to customise your space through a curated list of upgrade options from finishes and fittings to off-grid systems and additional modules.

    We provide a detailed quote after your initial design consultation.

  • We don’t offer finance in-house, but we can connect you with specialist lenders familiar with modular projects.

  • Each Soul Modular cabin comes with a structural warranty and manufacturer warranties on fixtures, fittings, and appliances. Full warranty details are provided during the contract stage.
